Buying a property is a daunting task, particularly if you’re a first-time home buyer. There’s a lot to think about and organise, from your finances and property market research to building and pest inspections. You then have to consider how to prepare for auction day, how to bid to win and how to stay cool, calm and collected in the crowd. It can certainly be a nerve-wracking process so it’s vital to arm yourself with as much knowledge as possible prior to purchasing.

With today’s competitive market, local agent Andrew Bloom says it has never been more important to teach people to be stronger, better buyers. “Too many buyers miss out on buying their dream property because they are underprepared or have the wrong mindset of what's required to purchase.” With years of experience under his belt, Andrew has a unique perspective when it comes to purchasing a home. 

“Buyers often think it's all about negotiation but ‘negotiation’ isn't the word. I think this outlook harms people in regards to how they go about acquiring a property. The reality is that it is a competition, you're in a competitive market, possibly the most competitive market we’ve seen due to COVID. So, therefore, it’s a competition”.

With the hope to reframe this preconceived notion and help buyers en masse, Andrew is launching Buyer Bootcamp: a free, casual and conversational event to ultimately teach you how to become the best buyer. Held at 7:15pm on March 16th at Cronulla RSL, it will be far from your average death by PowerPoint presentation. “Buyer Bootcamp will teach you everything you need to know and avoid. We will unlock barriers and common themes that are costing people from achieving their ideal home.”

“Buyers need to look at themselves as athletes rather than negotiators.”

Along with explaining the jargon and additional costs to consider, the event will have a big focus on using psychology to achieve the best possible outcome. “When homeowners receive bids that are too low, they get annoyed. They instantly react in a negative manner before they’ve even had time to process the offer. When they receive a bid that is reasonable and priced fairly, their demeanour changes.” To convey the power of emotions in the process, Andrew poses the question, "Why at auctions is everyone scared to bid first? Like really? People are panicked out of their mind about losing the house yet no one bids. It’s because no one tells them how to bid - no one wants to offend and no one wants to overprice the property. This goes to show how psychology-structured an auction is. Just having the knowledge means your heart rate is lower and you're more in control.”

Purchasing a home, particularly at auction is not only nerve-wracking but emotionally draining, especially if you’re not confident in the process. And let’s face it, that’s most of us. “It’s an emotional roller coaster, where feelings of excitement can quickly turn into disappointment. To help, I introduced Friendly Auctions to the Shire which we will elaborate on at the event”.

 

As Andrew reinforces, it’s a competitive market, particularly within the Sutherland Shire so knowledge will allow buyers to be prepared and act quickly when the right property comes along. “Stock levels are very low. A lot of people aren’t selling because they can’t find anything to buy. We’re also seeing an influx of buyers entering the market from further afield as they have been given the flexibility to work from home, so being close to the inner-city is less of a priority.”

“It’s suitable for all buyers. If you’re a new buyer you will get a lot out of it. If you’re a past buyer, you may have some challenging ideas but I guarantee it will open your eyes to some extra schools of ideas. And if you’re a seller, it will be very valuable to see how potentially an agent can unlock buyers and teach them how to be better buyers.”

What are a few key points that people will learn and take from the experience? 

“To reset their mind and outlook. I hope to encourage buyers to look at things from a different angle and perhaps see their actions have been hindering their ability to purchase a property. We will teach buyers to reach for the property they want because ultimately, it's a competition. We're not saying pay more for the sake of it, but what we are trying to say is that if you’re armed with the right skills, you can use them when it matters. In other words, we’re putting you in the driver's seat.”

Is this only targeted to buying at an auction?

“It is targeted at buying in any format.”
